Cakey under eye concealer

How on earth do I stop my concealer from cakes up on my under eyes?and not letting it set onto my fine lines when I've already lightly pat my concealer with powder?Any useful tips ladies?i do use eye cream every time before make-up;)

@issy!thanks!although i don't really own any airbrush,will look into it;)
